Month on month, the price index was unchanged. Prices are now 15.8% above their previous peak in July 2022. The Land Registry recorded 19,454 housing transactions in April, nearly 3% more than the same month in 2026. In the first four months of 2026, 75,403 homes changed hands – more than 7% up on the same period of 2025. The average transaction price in April was €486,101, although CBS notes this figure is not used to measure price trends because it does not adjust for differences in property quality.
