The world's largest data center REIT is tapping debt markets again, and the implications for crypto mining and Web3 infrastructure are worth watching.

Equinix, the largest publicly traded data center operator on the planet, is looking to raise at least $3 billion from a new US investment-grade bond sale. The company is selling into what Bloomberg describes as a “recently weakened environment” for debt tied to the artificial intelligence boom.

The deal and what’s behind it #

The company has already closed a $1.5 billion senior notes offering in early 2026 that comprised $700 million in 4.400% notes due 2031 and $800 million in 4.700% notes due 2033.

Equinix currently operates over 270 AI-ready data centers across 77 markets globally. Those facilities feature high-density power configurations, liquid cooling systems, and robust GPU connectivity, all designed for the kind of high-performance computing that AI workloads demand.

The company has also established a secured funding vehicle in the UK targeting £280 million backed by two data center assets.

Equinix has issued approximately $5.6 billion in green bonds cumulatively, with prior tranches fully allocated by mid-2023. The company reports annual savings of $2 to $3 million from those green bond initiatives.

The debt market backdrop #

As a Real Estate Investment Trust, Equinix must distribute at least 90% of taxable income to shareholders, which limits how much retained earnings can fund new construction. That makes regular trips to the bond market a necessity, not a luxury.

With the 4.400% and 4.700% coupons on recent offerings, Equinix is locking in capital at rates that reflect the current elevated interest rate environment.
