For the first time in two years, Miami’s Fisher Island has been knocked off its perch as the priciest ZIP code in the country. The tony 33109 enclave has been overtaken by Atherton, California’s 94027, a Silicon Valley bedroom community now flush with cash from the artificial intelligence boom, according to PropertyShark.com and Bloomberg.
The swap says as much about where American fortunes are being made as it does about real estate.
South Florida’s rise was fueled by hedge funders, private equity titans and corporate transplants, a wave that included billionaires like Ken Griffin, Jeff Bezos and Carl Icahn, all of whom helped push Miami-Dade home prices into record territory.
Atherton’s comeback tells a different story, one written by AI executives and engineers suddenly sitting on enormous stock windfalls.
Tucked about 18 miles northwest of San Jose in San Mateo County, Atherton reclaimed its old crown after median home prices there shot up to nearly $10 million in the first half of 2026, a roughly 20% jump from the year before, per PropertyShark’s annual ZIP code rankings.
The town counts venture capitalist Marc Andreessen, WhatsApp co-founder Jan Koum and Golden State Warriors sharpshooter Stephen Curry among its residents, and it’s become ground zero for AI-fueled wealth creation.
Bloomberg reported Atherton has already logged five home sales north of $30 million this year, putting it on pace to match last year’s tally, as workers from OpenAI, Anthropic and SpaceX cash out stock and pour the winnings into sprawling estates.
The reshuffling at the top is the latest sign that the geography of extreme American wealth keeps shifting. Fisher Island first grabbed the No. 1 spot during the pandemic-era exodus, when droves of wealthy executives and investors fled high-tax states for South Florida’s shores.
Slipping to second place is hardly a demotion for Fisher Island. The 216-acre private landmass, reachable only by ferry, yacht or helicopter, remains one of the wealthiest residential ZIP codes in America. Condos there routinely fetch tens of millions of dollars, and residents get private beaches, a golf course, marinas and a country club most Americans will never set foot in.
The island is dotted with mansions, too, some listed for as much as $85 million. Just last year, Robb Report crowned Fisher Island the nation’s most expensive ZIP code, pegging its median home price at roughly $12 million.
South Florida isn’t ceding ground in the ultra-luxury market either. Bloomberg found that seven of the 11 residential sales that topped $100 million nationwide last year happened in Florida.
