# Rentana launches Ask Rentana to turn portfolio data into operating answers

**Julie Blanc's proptech is bundling natural-language analysis into every customer account as RealPage pushes a rival AI agent.**

[Julie Blanc](https://www.linkedin.com/in/julieblanc?ref=runtimewire) launched [Ask Rentana](https://www.rentana.io/blog/rentana-launches-ask-rentana-giving-every-multifamily-team-member-the-power-of-an-analyst?utm_source=openai&ref=runtimewire) on Wednesday, giving multifamily operators a conversational interface for questioning their portfolio data instead of waiting for a revenue-management specialist to assemble the analysis.

The feature is generally available to every [Rentana](https://rentana.io/?ref=runtimewire) customer at no additional cost, according to [Rentana's August 26th announcement](https://www.prnewswire.com/news-releases/rentana-launches-ask-rentana-giving-every-multifamily-team-member-the-power-of-an-analyst-302860161.html?ref=runtimewire). Rentana says users can ask about pricing, leasing, absorption, retention, concessions, closing ratios and property performance, then receive explanations, charts, tables and suggested next steps within seconds.

For Blanc, Rentana's co-founder and CEO, the release advances the thesis that took her from venture capital into one of enterprise software's less glamorous corners. Blanc began her career investing at Insight Partners, Two Sigma Ventures and Accel before moving into operating roles at the Drone Racing League and fintech company Array. She told Commercial Observer last year that she had watched revenue-management systems reshape airlines, hotels and ecommerce while apartment operators remained dependent on older software and spreadsheets.

Rentana, founded in 2023 and based in Oakland, grew from that observation. Blanc assembled a founding group with experience rebuilding software infrastructure elsewhere: technical co-founder [Patricia Li](https://www.linkedin.com/in/patriciazli?ref=runtimewire) previously worked at Airtable and Google, while CTO [Benjamin Bayard](https://www.theorg.com/org/rentana/org-chart/benjamin-bayard?ref=runtimewire) worked at Stripe and Patreon. Co-founder [Scott Takahashi](https://www.linkedin.com/in/scotttakahashi?ref=runtimewire) brought product and engineering experience from Airtable and Patreon. ### Moving analysis beyond the revenue desk

Ask Rentana changes who can interrogate the data already flowing through Rentana. A property manager can ask why occupancy moved. An executive can pressure-test monthly targets before a meeting. A revenue leader can examine whether a concession is helping lease velocity enough to justify its cost.

The interface sits on top of each customer's private portfolio data. Rentana says customer information remains isolated and is never used to answer questions about another customer's properties. Rentana also says it holds SOC 2 Type II certification and requires no additional data beyond what customers already provide to its revenue-intelligence platform.

Blanc framed the product around wider access while preserving human accountability, saying Rentana is "keeping the judgment behind every decision exactly where it belongs, with the people making it."

That distinction matters in multifamily operations, where a recommendation can affect rents, occupancy and net operating income across thousands of units. Ask Rentana produces recommendations and explanations, according to Rentana, while the operator remains responsible for the decision.

Rentana says power users are averaging more than 10 Ask Rentana conversations each week. Property managers, viewers and other employees outside dedicated revenue-management roles account for 72% of Ask Rentana users. The percentage supports Blanc's claim that usage has spread beyond specialists, although it measures the mix of users rather than the scale of adoption.

Customer accounts in the announcement remain testimonials rather than independent product tests. Rex Miljus of The Collier Companies said he uses Ask Rentana for ownership reports, executive briefings and internal explanations of revenue strategy. Christopher Urso, founder and managing partner of [URS Capital Partners](https://urscapitalpartners.com/about/?ref=runtimewire), said he uses it to review portfolios, set targets and evaluate trade-offs before meetings.

A separate [Rentana case study](https://www.rentana.io/case-studies/rentana-urs-capital-partners?ref=runtimewire) covering roughly 2,500 URS units reported a 7.3% improvement in average daily occupancy, 8.2% sequential quarterly growth in net operating income and a 414% return on Rentana over six months. Those results were published by Rentana and attributed to URS; the case study does not establish how much of the performance came from the software rather than market conditions, operational changes or other variables.

### A smaller vendor meets the incumbent's AI agent

The timing puts Rentana directly against a much larger competitor. On August 10th, [RealPage introduced its Lumina AI Suite](https://www.realpage.com/news/realpage-introduces-lumina-ai-suite/?ref=runtimewire), including an AI Analytics Agent that accepts plain-language questions, interprets performance signals and generates portfolio summaries. RealPage says its wider platform reaches more than 20 million units.

[Yardi's Revenue IQ](https://www.yardi.com/product/revenue-iq/?ref=runtimewire) already combines inventory, traffic, market conditions and publicly available competitor asking rents to price new leases and renewals. Rentana is therefore selling Ask Rentana into a market where incumbent vendors can bundle analytics with property management, leasing and accounting systems already embedded in an operator's workflow.

Blanc's counterposition is focus. Rentana was built specifically around revenue intelligence, and Ask Rentana is included for existing customers instead of being sold as a separate module. That removes another purchasing decision and gives Rentana a way to spread usage from revenue managers into executive offices and individual properties. Broader daily use can also make Rentana harder to replace when a contract comes up for renewal.

Rentana has capital to pursue that strategy, though nowhere near an incumbent's resources. In May 2025, Rentana closed a nearly $5 million seed round led by [Zigg Capital](https://ziggcap.com/?ref=runtimewire) and [Benchstrength](https://benchstrengthvc.com/?ref=runtimewire), [Commercial Observer reported](https://commercialobserver.com/2025/05/rentana-ai-multifamily/?ref=runtimewire). The investor lineup reflected Blanc's own path: Benchstrength co-founder John Monagle previously worked with her at Insight Partners, while Zigg co-founder Dave Eisenberg built Floored, a proptech investment Blanc backed before CBRE acquired it.

Ask Rentana gives that founder network a clearer product bet. Rentana is trying to become the reasoning layer used across an apartment portfolio, rather than a pricing screen consulted by a small group of specialists. The release shows early signs of that behavior inside customer accounts. Blanc's next task is proving that conversational access produces better operating decisions at enough properties to overcome the distribution advantage held by RealPage, Yardi and other established vendors.
