Hut 8 just landed the kind of deal that makes you rethink what a “Bitcoin mining company” even is anymore. The firm announced a 15-year triple-net lease worth $9.8 billion for the first phase of its Beacon Point AI data center campus in Nueces County, Texas, and its stock responded accordingly, surging roughly 30-35% on the news.
The lease covers 352 megawatts of IT capacity designed specifically for hyperscale AI training and inference workloads. The tenant? Confidential. The message to the market? Crystal clear.
From pickaxes to processors #
The Beacon Point facility is engineered around Nvidia’s latest architecture, built in partnership with Vertiv and Jacobs, and targeted for initial energization in Q1 2027.
The lease includes annual escalators of 3%, which means the contract value grows predictably over time. Factor in potential renewal periods, and the total value balloons to $25.1 billion.
With this deal, Hut 8’s total contracted AI capacity now sits at approximately 597 MW. The aggregate base-term contract value across all its projects has reached $16.8 billion.
Why the compute sector is paying attention #
A $9.8 billion lease is different from a press release about “exploring opportunities.” This is a signed contract with a hyperscaler willing to commit nearly $10 billion over 15 years.
A triple-net lease means the tenant covers taxes, insurance, and maintenance on top of rent. Hut 8 collects checks with relatively predictable margins.
When your total contracted value jumps to $16.8 billion, the pipeline conversation changes entirely. Other crypto-native infrastructure firms including Core Scientific, Iris Energy, and Applied Digital have all made varying degrees of the same pivot. There’s also the execution question. Energizing 352 MW of AI-grade capacity by Q1 2027 is an ambitious timeline. Power procurement, permitting, and construction timelines in Texas have gotten more complex as the state’s grid faces increasing demand from data centers and industrial users.
