Trinity Audioplayer ready...SAN JOSE — Two adjacent plots of empty land in San Jose are being eyed for projects that may produce more than 600 homes, according to preliminary plans that envision the creation of additional housing within one of the city’s major tech hubs.
The land sites are located near the corner of Baypointe Parkway and Zanker Road in north San Jose, according to an application that SummerHill Apartment Communities filed with city planners.
“These projects implement San Jose’s vision for north San Jose to place housing near the city’s key technology job center,” said Erik Schoennauer, a San Jose-based land-use and planning consultant.
By happenstance, the apartment developer’s corporate sibling SummerHill Homes is eyeing a project of 446 homes less than a mile away at 3550 North First St. in San Jose. That project would bulldoze an office building on that site to make way for apartments and townhomes.
The vacant land parcels being eyed for development by SummerHill Apartment have respective addresses of 240 Baypointe Parkway and 255 Baypointe Parkway, San Jose planning files show. SummerHill filed a separate proposal for each site.
SummerHill Apartment Communities aims to buy the two land parcels from current owner Del Rey Investment Co. Del Rey shares the exact Palo Alto headquarters address as Peery Arrillaga, one of the Bay Area’s most iconic and successful real estate firms.
All told, the two project sites, which are across the street from each other, would produce a combined total of 616 apartments if San Jose officials give final approval to the proposals, the planning files show.
The plans filed by SummerHill Apartment envision the development of 315 apartments in a six-story building on the 3.7-acre property at 240 Baypointe and 301 apartments in an eight-story building on the 2.6-acre parcel at 255 Baypointe.
The 240 Baypointe apartment complex is expected to contain a club room, lounge, fitness center and roof deck amenities on two levels, according to that project’s proposal.
The 255 Baypointe residential hub is slated to include a fitness center, bike room, lounge, pool deck and roof deck amenities, the development filing shows.
The timeline to build the projects wasn’t immediately known. The proposals are at a very preliminary stage. SummerHill Apartment filed the proposals as a way to gain feedback from city staffers about how to fine-tune the plans.
